Like-Kind Exchanges Under IRC Code Section 1031
Whenever you sell business or investment property and
you have a gain, you generally have to pay tax on the
gain at the time of sale. IRC Section 1031 provides an
exception and allows you to postpone paying tax on the
gain if you reinvest the proceeds in similar property as
part of a qualifying like-kind exchange. Gain deferred
in a like-kind exchange under IRC Section 1031 is
tax-deferred, but it is not tax-free.
Learn
more about Like-Kind Exchanges Section 1031 at the

Like-Kind Exchanges – Real Estate Tax Tips from the US

Taxpayers should be wary
of individuals promoting improper use of like-kind
exchanges. Typically they are not tax
professionals. Sales pitches may encourage
taxpayers to exchange non-qualifying vacation or second
homes. Many promoters of like-kind exchanges refer
to them as “tax-free” exchanges not “tax-deferred”
exchanges. Taxpayers may also be advised to claim an
exchange despite the fact that they have taken
possession of cash proceeds from the sale.
Consult a tax
professional or refer to IRS publications listed in the
links above for additional assistance with IRC Section
1031 Like-Kind Exchanges.

Self-Directed IRA - Real Estate
Very few Americans
realize that they have the option to self-direct their
IRAs and other retirement plans into real estate, and
benefit from the tax advantages those plans provide.
Investments in IRAs benefit from tax-deferred profits or
in some cases tax-free profits.
If you currently are a successful real estate investor,
or are just looking to diversify your retirement
portfolio, the combination of real estate and your IRA
can be very powerful.

Country Real Estate
Columns by Curtis Seltzer
Curtis Seltzer, 61, has lived and worked in the
country for the better part of 35 years. He
graduated from Pittsburgh’s Peabody High School in 1963
where his classmates voted him second funniest, which he
continues to think he is. He bought his first country
place in the early 1970s, 60 acres of recently timbered
woods north of
Amherst. Subsequently, he’s owned
property in about a dozen states and has scoped property
in more than a dozen others. He has helped clients find
and buy timberland (both pine and hardwoods), farms,
development land and conservation property.
Mr. Seltzer is the
author of the book How to be a Dirt-Smart Buyer of
Country Property.
Written for buyers, not sellers, the book covers the
questions to ask and the places to go for answers when
you’re buying rural real estate.
